Renting the house to tenants may yield good returns. But don't forget the sign a valid contract with adequate clauses. Otherwise, you may land in deep trouble...

Thats an interesting comparison. Before, I would have been incline to say that buying rental properties was riskier, but now I am not so sure. Ironically, the collapse in real estate prices could leave rental rates relatively unaffected as consumers remain wary about owning property and some current homeowners are forced out of their homes as a result of mortgage default. Meanwhile, dividend stocks, previously one of the safest categories of investment, have not only declined in value, but may also stop paying dividends in order to hoard cash in preparation for the economic downturn.

Here's where a broader look at quality of life, instead of simply economic gain, is needed. Perhaps real estate investment is a better financial investment than dividends (though I'm not convinced). But as squawkfox hints, are the marginal increases in return worth the hassle of managing tenants and buildings? Ugh.
